Your special hideaway!

Our holiday home is a detached stone house, for sole use. It is a gem: kept in the old style, tastefully renovated and equipped with a mix of modern and antique furnishings. The location is unique with its view of the vast Tuscan hills, yet our village with a 12th century castle is within walking distance.

The entire house is yours, you don't have to worry about neighbours or disturbances from nearby terraces. We live in the house next door.

From the spacious viewing terrace, equipped with sunbeds and dining table, you can enjoy nature undisturbed and let your soul expand!

The holiday home with its 87 square meters has 2 bedrooms on the upper level, each with its own bathroom with shower. In between is the studio with another sleeping option; you could also add a cot here. Another 3rd bathroom is located on the lower level and is accessible from the outside. The upper level has its own outside entrance, and a staircase leads down from the studio to the living room. The terrace, which is accessible from the living room and the kitchen, offers a fantastic view of the Tuscan hills as far as the Appenin and the Apuan Alps. From the terrace you have a direct view of the Teatro del Silenzio, the open air theatre where the famous singer Andrea Bocelli gives his concerts in his hometown once a year.

From the living room you enter the dining room with kitchen. The kitchen is fully equipped for 6 people, with good dishes and complete kitchen equipment (stove, oven, refrigerator, Italian coffee machine, kettle, blender, mixer, etc.).

The entire stone house was renovated in 2022/2023. It is newly equipped, of high quality, with many stylish details. Quality mattresses, designer couch, stylish bathrooms each with hairdryer and premium towels. Soaps and dishwashing liquids are provided and are of eco-quality. All sockets are EU sockets. Everything so that you feel comfortable and can enjoy your vacation to the fullest.

The house is equipped with air conditioning and heating. The energy and hot water supply is ensured by an environmentally friendly heat pump. All domestic washwater and sewage are cleaned and reused for agricultural irrigation.

Our holiday home doesn't have a television - we find the really good stories within ourselves and our surroundings. They just want to be discovered!

The holiday home is in a secluded location, surrounded by our vineyard and olive grove. The forest begins behind the property. The small village of Orciatico is within sight and can be reached on foot in 3 minutes. In the evening it is romantically lit.

In the village there is a nice, typical Italian bar and an ATM. For shopping, the neighboring town of Lajatico (10 minutes by car) is ideal with two grocery stores/supermarket, bakery, butcher and a weekly market with regional fish. There are numerous restaurants in the area.

Once your requested dates are confirmed, we will ask for a down payment of 30% of your estimated total balance. With receipt of the down payment your booking is secured.

You may cancel up to 31 days before your planned arrival without any cost.

If the reservation is cancelled within 30 days before your arrival, we keep your down payment. The remaining amount is due upon arrival at the latest. In the event of an early departure or "No show" 100% of the total amount of the reservation will be charged, and the reservation will be automatically cancelled.

Minimum stay: 3 nights

Final cleaning:

Included when booking for a week or more. 100 EUR if booked for less than a week.

Bed linen and towels:

Included. After 7 days the clothes are changed and the house is cleaned.

Electricity:

A calculated basic consumption for household appliances, light and hot water is included.

For environmental reasons and in order to implement a fair pricing policy, any excess electricity consumption (exceeding 13 KW/hour/night) for air conditioning/heating (both run on electricity) will be charged additionally per KW/hour at the current electricity price.

Damages:

Please be careful with our furnishings in the house. You are responsible for any damage you cause during your stay. We ask that you notify us of any damage. We will not hold you responsible for minor damage. However, in the event of major damage, you will be responsible for reimbursement for repairs/replacement parts.

Smoking is NOT permitted in the house, but of course outside.

Pets are not permitted.
